Will I be eligible for the First Home Owner Grant (FHOG)?

You can receive $10,000 with the First Home Owner Grant (FHOG)

If you are buying or building a new home valued up to $750,000, you may be eligible for a First Home Owner Grant (FHOG) of $10,000. To be eligible, the home must not have been previously sold or occupied. 

 

Victorian Homebuyer Fund shared equity scheme
If you’re struggling to save for a home deposit, the Victorian Homebuyer Fund could be the key to owning your home sooner.
If you have a 5% deposit, the Victorian Government will contribute up to 25% of the purchase price, in exchange for an equivalent share in the property, which can reduce your mortgage. Plus, no Lenders Mortgage Insurance.
First home buyer duty exemption, concession or reduction?
To be eligible for the first home buyer duty exemption or concession, your contract of sale must have been entered into on or after 1 July 2017.
You are not eligible for the concession or exemption if:
  • you are nominated as a purchaser on or after 1 July 2017 on a contract signed before this date
  • you signed a contract to buy vacant land before 1 July 2017 and will build your new home within 12 months of settlement after 1 July 2017.

What are One & Two Part Contracts in House & Land Package?

What is NDIS?
The NDIS provides funding to eligible people with disability to gain more time with family and friends, greater independence, access to new skills, jobs, or volunteering in their community, and an improved quality of life.
The NDIS also connects anyone with disability to services in their community.
This includes connections to doctors, community groups, sporting clubs, support groups, libraries and schools, as well as providing information about what support is provided by each state and territory government.
The NDIS now supports over 500,000 Australians with disability to access the services and supports they need.
This includes supporting approximately 80,000 children with developmental delay, ensuring they receive supports early so that they achieve the best outcomes throughout their lives.
What is SDA Dwelling?
Specialist Disability Accommodation (SDA) is the ‘bricks and mortar’ capital component of disability accommodation supports funded by the NDIS.
New build SDA is designed and built for the purpose of meeting the support requirements of people with extreme functional impairment or very high support needs. Not all people with disability receive an SDA housing response to meet their accommodation needs, with only 6 per cent of NDIS participants receiving SDA in their NDIS plans.
When a person is eligible for SDA, the NDIA will include funding in their NDIS plan. SDA is funding for the cost of the home or building the person lives in. SDA does not include the services or support the person might receive in that home. Usually, the person will still need to pay rent or other personal costs to live in an SDA
Are there different types of SDA?
Yes, there are 5 types of Specialist Disability Accommodation (SDA) and are referred to as the SDA Design Categories.
They are Basic, Improved Liveability, Fully Accessible, High Physical Support and Robust.
Am I Eligible for NDIS Support?
If you are aged between 9 and 65, a local area coordinator can help you to understand the NDIS, apply and connect with other government and community supports.
If you have a child younger than 9, an early childhood partner can provide supports to children before they apply, and let families know if the NDIS is right for their child.
How do I Apply if eligible?
If you meet the eligibility criteria you can ask to become a participant by completing an Access Request Form.
